Award-Winning Wine Bar 'Vagabond' Secures Prime Brighton Location in £1M Expansion

Award-winning wine bar operator Vagabond is officially expanding outside the capital, securing the iconic former Browns Brasserie site on Duke Street, Brighton. The landmark commercial property deal was successfully negotiated and concluded by leading property consultancy Graves Jenkins, with Savills acting on behalf of Vagabond.

The highly anticipated venue will undergo a comprehensive £1 million transformation ahead of its grand opening this Autumn. Spanning both the ground and first floors, the premium space will feature Vagabond's signature interactive wine experiences alongside an onsite kitchen serving curated small plates and sharing boards.

The property generated multiple tenant market demand, drawing competitive interest from top-tier restaurateurs, retailers, and licensed operators. Graves Jenkins successfully secured a lucrative long-term lease for the landlord, close to the asking rental guide of £100,000 per annum.

"We received an exceptionally high level of interest in this premium property," said Phil Graves, who personally handled the negotiations. "While competition was fierce, the innovative Vagabond concept stood out. It felt exactly right for both the prominent Duke Street premises and Brighton’s vibrant, culinary-focused culture."

The strategic expansion marks a major milestone for Vagabond as it brings its celebrated, multiple-award-winning London wine bar concept to one of the UK's most dynamic coastal cities.
