“Let’s have a Butchers”

Butcher’s premises seem to be the flavour of the month recently with two freehold transactions taking place through the Brighton office.

The well-known ‘Seckers Butchers’ in Richardson Road, Hove has been sold as an investment with the established high quality outlet remaining in the property under a lease.

The property had been owned by the family for a number of years and has now been sold for a figure approaching the asking price of £430,000 with the ground floor tenant paying a rent of £12,000 per annum. The property included a well presented two bedroom flat over and was sold to a local investment Company.

The former owner Mrs Janet O’Connell said, “This was the second time Graves Jenkins were involved, first with the tenancy and more recently with the sale of the freehold property following a family bereavement. On both occasions, I have been really impressed with the support and service provided. Every care was taken in quite difficult and emotional circumstances and I have absolutely no hesitation in recommending them“.

Shoebridge Butchers in Saltdean has also been sold, this time with full vacant possession as the new owners are in the pharmaceutical business and are now in the process of an entire refurbishment and conversion of the accommodation. A price in the region of £350,000 was achieved for the shop premises, rear yard area and self-contained one bedroomed accommodation over.

After working in the premises for over 40 years and becoming an institution in Saltdean, Dave will be concentrating on his Peacehaven shop.

“I felt it was time to reduce my work commitments and am thankful for the loyalty the Saltdean residents have shown me throughout the years of trading. Graves Jenkins have always advised me over the years in connection with my commercial premises and guided the sale through very professionally and assisted me every step of the way. I would not hesitate to recommend them“, commented Dave.
