Plenty of Dough in Western Road

Graves Jenkins have completed on another commercial transaction, this time in the prime thoroughfare of Western Road Brighton.

The former Sony centre will be the regions first Granier UK Bakery, a brand which started in Spain in 2010 and now has in excess of 350 bakeries worldwide, including Miami, Rome and London. This is a first for Brighton and Hove adding to the seven locations in London. The business intends to expand its outlets throughout the UK offering a range of fresh artisan bread and pastries, roasted coffee, juices, plus fresh salads and sandwiches.

Phil Graves, who handled the letting commented, "with so much emphasis in the market from the main coffee operators, it will be good to see a new face on the High Street and for them to offer a full range of artisan products. It will also inject some further footfall into this already busy shopping area."

Granier will be taking a new lease at a commencing rental of £65,000 per annum on the 1800 sq ft outlet trading over ground and first floors, with further floors for storage and offices. The unit is approximately 200 metres from Churchill Square, adjacent to Vodafone and opposite Primark.

Cenk Daldeniz, the franchisor of Granier added, "as we are a locally based, we are very excited to open a Granier in our home city. We feel there is a niche in the market for quality products at affordable prices. Once open, we will be seeking to expand to up to four stores in the next two years."

GJ acted for the Radbolt Trust Pension Fund in securing the letting, whose representative confirmed, "we were delighted with the professional service that Graves Jenkins provided, from the initial advice on rent and lease terms, to finding the tenant in a few weeks and to carefully supervising through to completion. They know their market well."
