Good Deal for GoodLaw
Monday, January 8, 2018 By Phil Graves
Goodlaw Solicitors have acquired city centre office space close to Brighton Station to assist with the expansion of their client base and for easy access to the Brighton to London mainline.
Formally an office for a leading design Company, GJ advised the landlord on the rent level and lease structure, commenced marketing and agreed terms all within a few weeks during November and managed to complete the transaction before the end of the year.
“It underlines what we have been stating for some time now in that the Brighton office market is buoyant and with low availability of quality office space, the take up is pretty rapid. Rents have probably risen by over 30% in the last three years and I can’t see the growth stopping in a hurry,” commented Phil Graves, who handled the deal.
Isetta Square forms part of the New England Quarter mixed commercial and residential development scheme and the office unit in question offered 1,500 sq ft of high quality accommodation at a quoting rent of £37,500 pa - £25 per square foot.
Partner at Goodlaw, James King added, ““We were delighted with the joined-up approach offered by Graves Jenkins in assisting GoodLaw Solicitors with their recent move to Isetta Square. Without being at all peremptory, Graves Jenkins coordinated the parties to ensure a smooth and swift conclusion to the transaction. Many thanks indeed.”
Richard Maenning, the landlord, further commented, “As any landlord or leaseholder will tell you, having an empty office is not good. I found Graves Jenkins to be very effective in solving that problem. Within a week of the particulars being online they’d found a tenant. The deal was done, contracts signed within a month and they were a delight to work with. Having many years’ knowledge of Brighton’s commercial office space, a broad base of contacts and excellent service all contributed to making things happen beyond my expectations. They did a great job and I’d certainly recommended them to anyone looking for a commercial agency.”
We hold a constant demand for office space from applicants in both Brighton and Hove and would welcome the opportunity to advise landlords and leaseholders on their accommodation or relocation requirements. Call Phil Graves or George Dobson on 01273 701070.
